Water stood against the back of the house after every storm and the lawn had given up. The old concrete pad had heaved and cracked along its whole length.
WHAT WE DID
Broke out the pad, regraded the whole yard away from the house, laid a 320 sq ft flagstone patio on a compacted base, cut two new beds and sodded the rest.
RESULT
The yard drains to the fence line now and the patio has been flat through two winters. The owner uses it more than the living room.
